The parcel is encompassed by the General Regulation Plan of Vrnjačka Banja with the Detailed Regulation Plan in the section “Apartmani i pansioni” – AP1.
The construction of two buildings with a total of 40 residential units and 18 parking spaces is planned. Due to the de-leveled terrain, the facilities are set in a cascading arrangement relative to each other, which can be seen from the rendered images of the preliminary design.

The cadastral plots are owned by a special-purpose company that was formed for the purpose of construction of buildings on them. Both KPs are free of encumbrances or other charges. The Company has no loans and other financial obligations and no employees.
Commercial banks have expressed their willingness to provide construction loan for the construction of this facility.
The offer includes:

• Documentation
• Paid local charges and levies EUR 70,000, architects EUR 12,000 and other costs in the amount of around EUR 10,000 (total EUR 92,000).

The purchase of the special purpose company (SPV) is recommended.
The parcel is located around 1.5 km from the center of Vrnjačka Banja, and there is a project for the building permit.
The construction plot is located near the Jezero mineral spring, only 150 meters from Vrnjačka Banja Park and the pedestrian zone. Nearby are the springs Slatina and Snežnik, as well as a kindergarten, school, Olympic-sized pool, aqua park and many other tourist attractions of Vrnjačka spa.

Vrnjačka Spa is one of the most attractive tourist destinations in Serbia and the most visited thermal spa in Serbia. Vrnjačka Spa is located on the southern edge of Šumadija, and it is about 200 km from Belgrade, 50 km from Kruševac and about 20 km from Kraljevo.
In 2022, Vrnjačka Banja was visited by 207,559 tourists, of which 183,522 domestic and 24,037 foreign tourists. A total of 756,142 overnight stays were achieved.
In recent years, with the increase in purchasing power and demand, as well as the increase in the cost of construction, there has been a tendency for apartment prices to rise. The prices of apartments within the Vrnjačka spa resort are also increasing, as well as higher expectations from sellers. Currently, the limited offer of new buildings in the center of Vrnjačka banja is in the average price range from EUR 1,800 to 2,200 per square meter + VAT.
