The gardens of Cerak welcome the first tenants at the end of the year - A modern oasis close to the city center
The quality of construction, the touch with nature, as well as the fantastic connection of this part of the city with key roads, are just some of the factors that contributed to all the apartments in the first phase being sold.
However, for all those who want a base in the immediate vicinity of Košutnjak, at an altitude of 200 meters, which enables higher air quality, the investor of the project, the Finvest company, has good news. A smaller number of apartments are available in the II phase of sales at a price starting from EUR 2,200/m2 including VAT and garage spaces from EUR 16,000 to EUR 20,000 including VAT, and it is also possible to book apartments in the III phase. Rooftop terraces to enjoy and relax
There is a special accent on the green areas, which justify the name of the Cerak Gardens. As much as 6,000 square meters inside the complex will be covered with green areas and will create a unique oasis where future residents of all ages will find a much-needed refuge, a place for relaxation, but also a shield from winds, city noise and dust.
Each plant species within the complex has been carefully selected, so the Gardens, according to the idea of Tijana Radovanovic, the author of the landscape architecture project and conceptual creator of the gardens and all green areas, will be decorated with evergreen conifers, deciduous trees that give new colors to each season, flowers that awaken all senses.
An integral part of the ground floor arrangement is an open-air gym, as well as a playground for children that tenants of the Gardens will be able to use exclusively, which will please young families who make up a significant percentage of buyers and interested parties.
One of the distinctive features of the Cerak Gardens is certainly the unique rooftop terraces, which will represent an exclusive corner for enjoying sunsets and an unobstructed view of Avala, Sumadija, Kosutnjak and the panorama that reaches all the way to Fruska Gora.
- For future tenants, we are currently preparing rooftop terraces for enjoyment and relaxation, as well as a common closed yard where they will be able to recreate and have fun with the youngest - Andrejic says.
A very important feature of this location is the altitude of 200 meters, which is a whole 125 meters higher than the city center and New Belgrade. This difference in height affects the more efficient ventilation of the location, which will enable future tenants of Cerak Gardens to have higher air quality.

Special attention is paid to security, which provides the much-needed sense of security, but also additional comfort for the residents of the Gardens. Each tenant will enter the complex using a card, and each facility will additionally have security measures such as video surveillance, as well as physical security.

The authors of the project, architects Professor Milan Vujovic and Aleksandar Savikin, who designed this unique neighborhood and apartments, together with the investor, focused special attention on noise reduction, so the walls between the apartments are built with "phonoblocks", while special materials are installed in the floor layers of the apartments. to reduce "impact noise".
Energy savings contribute to the principles of modern construction, which achieves significant improvements in energy efficiency and takes care of the human environment. The facilities within the complex belong to the high-ranking energy class B. At the same time, the individual measurement of the heat energy consumed in the apartments will be carried out using a calorimeter, which will enable more efficient control of consumption and heating costs.
