We talked with Novak Bojanić, manager MK Group tourism division, about investment tourism, plans for the season ahead, and the definition of luxury tourism.
Petram Resort & Residences opened in June of last year. What are the experiences so far, have expectations been met?
- We opened the doors to our guests in style and since then we have been constantly and dedicatedly working to provide top-notch experiences. All the expertise that MK Group has acquired through hotel and real estate projects in its previous work has been translated into this creative process and it was finally recognized by the local community, new real estate users, but also to all visitors who perceive Petram as a new, modern haven of northern Istria. We can say that we succeeded in our intentions and brought the idea of integrated premium content and services in combination with traditional Istrian hospitality closer to the market.
This is the second investment in Savudrija. Why did the company decide on this location?
- MK Group carefully selects investments in the domain of luxury hotels in exclusive locations, which is undoubtedly Istria with its layered offer, geolocation on the border of three countries and a tradition of high tourism. With the acquisition of today`s Kempinski Adriatic hotel, we entered the Croatian market, and it was this hotel that positioned Savudrija on the tourist map, brought world trends and the best practice of luxury hotel management to this part of Istria. We entered this project believing in the potential of Savudrija and the vision that Petram will further enrich the tourist offer of Istria, while preserving all its values.
Within the resort, it is also possible to buy apartments. What is the interest in this type of investment? How do you assess the investment tourism potential in the region?
- Petram is the only complex of its type in the entire region and as such it was very attractive on the real estate market from the beginning. It was built according to the highest standards, with maximum energy efficiency and with many contents for entertainment and relaxation, personalized services and 24-hour support for tenants and guests. The proximity to the sea and the wide range of urban, sports and tourist facilities offered by Istria, as a destination that lives all year round, as well as excellent connections with Slovenia and Italy, make the location of Petram unique. Thanks to all that, modern amenities and exceptional services, investment tourism in this region has great potential.
In what way does Petram Resort & Residences prepare for the summer season ahead?
- Petram is open to guests and visitors throughout the year, offering a perfect combination of luxury, comfort and exceptional service, with a wide range of high-quality facilities, modern accommodation, an outstanding culinary offer and countless activities, and all in order to provide guests from all over the world with an unforgettable experience. Petram Resort raised wellness standards in the region with two outdoor swimming pools, among which is the largest "infinity pool" in Europe, located on the roof of the complex, where there is also an indoor pool, a spa and a "gym", and within the complex there is also a "beach club" with a restaurant and bar. For sports fans, there are tennis courts within the complex, and premium golf courses in the immediate vicinity.

Petram also offers facilities for the youngest - a swimming pool for children and a children`s playground, as well as a playroom within the complex. The summer season will be marked by numerous attractive events such as a wine festival, concerts and performances that bring new, dynamic life to this part of Istria.
Given the experience in Serbia and Croatia, how would you assess the potential for luxury tourism? Are there any similarities and where are the differences?
- Tourism is a very broad term, especially if we are talking about luxury tourism, about which there are different understandings and definitions. What exactly is luxury tourism? Is it related to the high prices of services in relation to which certain categories of guests who visit a certain market are attracted, is it related to the quality of the offer and service, additional high-quality contents, are only brand hotels luxury hotels?
I believe that it is potentially the definition of luxury tourism in all of the above, but in my humble opinion and in terms of luxury tourism, I believe that our capacities are getting smaller and smaller every year, not because of the lack of hotels with superior facilities, but because of the quality of service and professional staff that is less and less, as are the offers related to the service, and without quality service there is no luxury tourism, just as there is no luxury tourism without the previously mentioned references.
Regarding Serbia as a tourist destination in relation to Croatia, I objectively have to point out that Croatia is far ahead of Serbia in terms of hotel offers and facilities, which absolutely does not mean that Serbia does not have its advantages, and according to my current experience, most of all in terms of employees. The only similarity between the two markets is that in the field of employees, through migration, we remain without quality personnel, but I am sure that the situation in this regard is much better in Serbia, however unrealistic it may sound at the moment, but if the outflows continue, very we will quickly come to a situation where we are importing the same number of labor force as Croatia.
