Belgrade Waterfront company obtains location requirements for construction activities in BAS location

The competent Secretariat for Urban Planning and Construction Affairs of the City of Belgrade issued the approval on July 5, but it only became visible to the public on Friday.
The location requirements show that, in that location, five buildings and two garages should be raised. These buildings will feature a total of 629 apartments and 26 office-commercial outlets. When it comes to the garages, two with 806 spaces are planned, of which 41 spaces are for persons with special needs.
The facilities will have two underground levels, the ground floor, eight upper floors and one more level on top. The complex will be built in seven phases. In the first phase, the works will pertain to the construction of the foundations for the first two buildings and the first garage which will serve them. This is to be followed by the construction of the first building, which will have 99 apartments and four outlets, as well as a garage with 362 parking spaces.
However, the initial phases will have to wait for the completion of the construction of the large roundabout which is planned near the current bus entrance to BAS. Those works will also entail a change of the route of Zemunski Put Street (which goes across the existing tram bridge and merges with Karadjordjeva Street). It goes without saying that it is necessary for the platforms of the existing station to be moved to Block 42 in New Belgrade.
Although Belgrade Waterfront has obtained the location requirements, the competent city secretariat also lists the pre-conditions for the obtaining of the building permit in the decision. The secretariat has determined that, at the moment, “there are no practical conditions for the construction of a facility in line with the submitted request”, so it’s necessary to previously sign agreements with the carriers of public authorizations (public companies and other organs) by which the missing infrastructure will be secured.
