The data from the real estate market for the first quarter of 2024 show that, in our country, the stabilization and the settling of the market after a pronouncedly dynamic growth, in 2021 and 2022, have continued. As added in the report of the Republic Geodetic Authority, it has also been noticed that, at the beginning of 2024, there was a more moderate growth of the prices of apartments on the state level. As was to be expected, they are highest in Belgrade, and the most expensive square meter was in Belgrade Waterfront – EUR 10,350 per m2.

The prognoses for this year say that the prices in the market will stagnate, while investors say that the biggest challenges are the economic instability and the lack of workforce. However, the overall projection is positive.

It’s the same in the region. In Bosnia and Herzegovina, they say that the prices have peaked and that they will stagnate, and they are not expected to drop. What is certain is that construction will continue, with challenges when it comes to workers. Montenegro expects the construction activity to depend on the economic conditions in the country, but also in the world. The settling of the market is projected and it is said that the option of setting the prices realistically is possible, relative to the unrealistically high prices so far.
