Conceptual program design of spatial unit “Zlatni grad” at Lake Ribnica to be prepared

The Municipality of Cajetina, as the investor, has opened the public procurement procedure for the preparation of the conceptual program design of the spatial unit “Zlatni grad” at Lake Ribnica on Zlatibor.

The conceptual design should encompass several zones – the zone of accompanying features in the function of the gondola (the “Pesacka staza” interstation), the zone of a high-category hotel, as well as two zones of residential villas with accompanying features.

The zone of a golf course with accompanying features, which, according to the documentation, will be treated at the level of defining the program, that is, devising the project task for the future professional-licensed planner of the golf course, is planned as well.

– The area which encompasses the part and the zone around Lake Ribnica needs to be designed as a very specific, authentic and attractive spatial and program unit. Considering the outstanding natural characteristics, the extraordinary landscape and the potentials offered by the nature, it is necessary for the conceptual design to be at a high architectural level with a recognizable style and program which will enable the development and activity of this area. In addition to that, it is necessary to especially take care of the visual and programmatic integration of this area with the Tornik peak, the recognizable connection of all the stops of the Gold Gondola. The conceptual design should be especially approached in a systematic fashion considering the integral spirit and natural capacity of the Zlatibor mountain center and highlight the authentic nature – the documentation points out.

In accordance with the proposed zones, the following needs to be planned:

• Luxury and high-category accommodation units
• Housing villas – it is necessary to consider the optimal size of the villas: small, medium and large, and in everything, they should match the needs of the users of the golf course
• The village center and apartments (with the accompanying features) – an active center with features which will enable the serving of the whole complex, the activity, the dynamics and all the needs of the users
• High-category hotels according to the 5-star standard
• Golf courses – to be presented in the drafts as part of a visual narrative from which the project task for the specialized planners of the golf course will be specified
• The accompanying features which are part of the concept and which contribute to the attractiveness of the area and its active functioning

The estimated value of the procurement is RSD 9.9 million without the VAT.
