Belgrade Waterfront getting another skyscraper – Construction of first traffic routes to begin soon

Energoprojekt, Millennium Team, Novkol, PMC Inzenjering are just some of the companies whose employees are working day and night on raising the Belgrade Waterfront. Around 500 currently engaged workers might get a reinforcement soon, in line with the expansion of works on this complex.

Namely, the initial works on raising another residential building within this project – BW Vista, are in progress. The area where two underground levels of the future parking lot will be located has been excavated, and the workers are laying down piles for the skyscraper where the first residents should move in in early 2019.

It is still not known who those residents will be. The sales day has been scheduled for Friday, December 16, 2016, at the Geozavod premises for everyone interested in purchasing one of the 228 apartments in BW Vista.

The apartments will be distributed across 23 floors of the 82 m building, and their structure will vary greatly. Apartments with the areas ranging from 30 m2 to 110 m2 will be available. Each apartment, regardless of the area, will also feature a balcony.

From secured entry doors to open kitchens and modern bathrooms, the apartments' interior has been designed to satisfy the tastes of the future residents.

All apartments will be equipped with a multi-split air conditioning system, whereas the central heating installations will be connected to the central city heating plant and feature calorimeters measuring daily consumption in each apartment.

Interior partition walls will be made of hollow clay blocks, and the floors will be covered with a multi-layer parquet and granite ceramics.

The company Belgrade Waterfront points out for eKapija that the topmost three floors will have floor-to-ceiling windows, providing a spectacular view to apartment owners.

The view will not be the only remarkable feature of the BW Vista project. The building's lobby will feature a reception desk available to the residents throughout the day, whereas the inner courtyard will contain a children's playground, coffee shops, stores... Furthermore, the building will also contain a kindergarten.

The Belgrade Park will be located in close proximity to the building, consisting of three hectares of a developed green area with playgrounds and lawns.

The building will be located in the main boulevard which will go through the entire Belgrade Waterfront complex, and the eponymous company announces that its construction would begin parallel with the construction of BW Vista.

The boulevard, which will be the first part of the future transport infrastructure of the complex, should connect all the facilities to be built within the first phase, and the completion is expected in late 2019.

Belgrade Waterfront emphasizes that several construction sites were opened simultaneously in order for everything to be completed within the deadline. Earth excavation and the laying down of test piles is currently in progress on the location of BW Gallery, the future 200,000 m2 shopping mall.

In close proximity to it, the ground is being prepared for the construction of the tallest building in this part of Europe. The Belgrade Tower will be 168 meters tall and have 42 floors. It is already known that the first nine floors will be taken by the luxury hotel St. Regis, whereas 26 floors are meant to be residential. An overlook, open to the public, will be located at the top of the skyscraper, providing a panoramic view of the Sava, Kalemegdan and Belgrade's bridges.

BW Residences towers reach tenth floor

The confidence of BW in the successful sale of BW Vista apartments is, they say, also founded on the demand for the 296 apartments in the two BW Residences buildings, the construction of which is well on its way.

The A Tower has reached its tenth floor, whereas the workers on the B Tower are finishing the concrete works on the eight floor. Both buildings should be completed in the spring of 2018, and they are “growing” at the rate of two floors a month.

While the towers are growing, interior works are already in progress on the lower floors. Energoprojekt Holding, the company whose workers have been engaged in the project for the past nine months, says that it's a rare occurrence in the local construction sector that a facility is built this way, which, despite increased expenses, enables the job to be done more quickly.

The increased pace does not come at the expense of safety. The table at the entrance to the construction site proudly shows that there have been no serious injuries or incidents at the construction site for more than 300 days.

Favorable weather also benefits the workers. Even though they don't have time to admire the view of the Sava and a large portion of Belgrade, dry and windless days enable them to follow the schedule and meet the deadlines.

They say that the view of the Sava amphitheater should be considerably different than the current one in three years at the latest.
