RETROSPECTIVE 2009 - investments in category of RESIDENTIAL AND BUSINESS SPACE that drew greatest attention of eKapija's users in 2009
EKapija`s investment team has recently done the analysis and formed the rank list of investments and investment ideas that drew the greatest attention of eKapija`s users in 2009. The results are very interesting, with plenty of surprises, so that we`ve decided to share this information with you.
The projects are divided into 12 categories. This time we are presenting the top 15 in the category of RESIDENTIAL AND BUSINESS SPACE.This year is dominated by expensive and technologically advanced facilities. The territory of Belgrade is still in the focus of investors, but it seems that it will not be the case in the years to come because these facilities (and those whose construction was finished last year) will have to be filled with tenants and buyers, which is not going to be an easy thing to do for some of these investors.
(VIG PLaza)
The first-ranked is the complex of VIG Plaza complex (office space) and Maxima (residential space) in New Belgrade. VIG Plaza is a modern business building of A class in New Belgrade's Block 11a, Vienna Insurance's investment worth 42m EUR, and the first tenants are expected to move in during spring 2010. This eight-floor building, situated in Tresnjinog Cveta Street, occupies the surface of 22,000 square meters and represents highly automated "intelligent building", which uses geothermal energy as supplemental source of energy. There are over 16,000 square meters of office space in the overground part of the facility, 6,200 of which are for rental, and the rest will be used by insurance company Wiener Staedtische. The facility also comprises two-level underground garage with about 130 parking places and 24 outdoor parking places, a big balcony on the seventh floor and a conference room. It has an excellent location because it visually belongs to the future core of New Belgrade (blocks 25 and 26), and the facility is surround by numerous banks and the buildings of Municipality of New Belgrade, Energoprojekt, Enjub, while the Danube can be seen from almost all windows…
(Infinity)
The second on this list is Infinity building, which is only tens of meters away from the National Theater in Belgrade. The slogan for the building can be - All you need to do is to be born, the rest is up to our architects. Technology is everywhere, you can sit on the balcony in the middle of winter, music follows you as you walk through the apartment, the climate is incredibly healthy, and the price of the apartment... well, let's say it is a very interesting and very, very expensive facility.
(Tri Lista Duvana)
The third-ranked is the location of Tri Lista Duvana, across the road from former Federal Parliament in Belgrade. The location had many different purposes. There used to be cafe Tri Lista Duvana. Once it was torn down, construction of hotel in that location was announced. Instead of hotel, fast parking was built, and then the construction of hotel was announced again. Finally, the today's concept won, so that Belgrade will soon get an exclusive office space only tens of meters away from the Parliament of Serbia, the City Assembly, Nikole Pašića Square, Terazije….
The investor is MPC Properties, the net surface is 8,200 square meters, and the facility will comprise underground garages, retail section on the ground floor and office space on 9 floors. The first tenants are expected to move in very soon.
(Blue Center)
The fourth on the list is another elite complex in the future downtown of New Belgrade (aforementioned blocks 25 and 26), and that is Blue Center. By its concept, it is a twin building to the building of Grawe Insurance. This facility of A class will soon get its first tenants, who are going to get “good value for their money”

Piece by piece, all details of the future business center of New Belgrade, with four towers at the end of the block facing the Belgrade Arena, are fitting in. Or as someone once said - there will be no buildings in Belgrade with more than eight (or nine) floors ?
The next two are the projects south of Belgrade - Kingdom Hill in Niš and the investment by company Global Finance in Kragujevac, which are intended for rich citizens and investors who will be working on the projects of Fiat or Cargo Center in Niš. Good offer and spirit of West in central and south part of Serbia.
Novi Sad has two very exclusive projects on this rank list, of which realization is already completed. Expensive and high-comfort complexes Liman Park and Boulevard Center are the eighth and the tenth on this list.
B23, a Verano Group's investment, ranks seventh, while the ninth is West end, financed by NCA Investment and Slobodan Vučićević, which is situated in Tošin Bunar Street, across the road from IMT and Airport City.
The eleventh is the City on Water complex, which is planned to be built in a part of the current location of Port Beograd and represents the subject of many discussions and conflicts. Do you have any doubt whether Daniel Libeskind designed this complex well (if private investors get to implement the project)?
Green Roof of Serbia, a romantic location with a romantic name, is situated on Kopaonik mountain and deserves to be on this rank list.
