In Montenegro, more precisely in Budva, you are developing projects that attract a lot of attention from investors. You recently presented the newest 5-star Royal View Resort and Spa City complex, which will certainly push the boundaries when it comes to real estate offers in the Montenegrin tourism capital. Can you tell us more about the project itself? What amenities will it offer to future tenants?
- Royal View Resort and Spa City 5* is a luxurious and unique residential complex, located in a beautiful environment, in the very heart of Budva. Thanks to its elevated position, a panoramic view of the sea is available from the lowest level of the building. From our complex Royal View Resort and Spa City you can enjoy panoramic views of the Adriatic Sea, the magnificent islands of Sveti Nikola and the famous Sveti Stefan, as well as a view of the charming Old Town.
It is designed as a luxury apartment complex with a rich infrastructure that includes a 24-hour reception, a 25-meter outdoor infinity pool with a poolside bar, as well as an outdoor and indoor pool heated to 34 degrees and open all year round. In addition, a spa complex will be built with an indoor pool about 15 meters long, jacuzzi, sauna, hammam, salt room and massage room. The complex will also have a fitness room, a fully equipped gym, an outdoor yoga area, a 50-square-meter children`s playroom, a conference hall and a 300-square-meter coworking space. Additionally, the complex will offer full concierge service, a spacious reception area, meeting lobby, handicap accessible transportation, storage and parking space in the underground garage, and luxury penthouse apartments with private rooftop relaxation areas, including a Jacuzzi, open kitchen, and fireplaces, one of which has a private pool.
The accommodation facilities of the Royal View Resort & Spa City 5* complex include over 150 residential units of various types, from one-, two- and three-room apartments to penthouse apartments with roof terraces. As we have already mentioned, Royal View will be enriched with various business facilities, which are unique on the market when we talk about residential complexes.

When will the implementation begin, and when do you expect the first tenants to be able to move into the Royal View Resort and Spa City with 5* complex?
- The implementation of the project starts now, and we will move in the first tenants in the season of 2027.
Given that the project was recently launched, have sales started and are there any customer benefits in terms of pricing and repayment plans?
- The sale of residential units of the complex has already started and this is currently the most sought-after and most interesting project. Special off-plan prices with an attractive repayment method are currently in effect. Also, what can be very interesting to investors are our special investment offers that include five or more residential units in a package, preferably whole floors. Given the uniqueness of the Royal View Resort and Spa City 5* projects, future investors can expect a very high return on investment of up to 70%.
In addition to this, you continued the implementation of the Sunny Side Resorts & Spa project. How was this complex conceived, who is it intended for and what benefits do you offer to clients?
- This residential complex, located about 600 meters from the sea, offers a beautiful view of the Adriatic Sea and a stunning mountain landscape, combining mountain and sea air that creates a pleasant and healthy climate. Everything is within walking distance - the beach can be reached in five minutes, and restaurants, shops and pharmacies in 10 minutes. The complex offers a level of service comparable to five-star hotels, including a 24-hour staff to maintain cleanliness and order.

The Sunny Side Resorts & Spa project consists of four lamellas, two of which have been completed and occupied, the third is in the final phase, while the start of work and construction of the fourth lamella is planned for the end of 2024, that is, the beginning of 2025. We plan to move in the first tenants of the fourth lamella in the season of 2026. The area of the fourth lamella is 5,000 m2 gross, making 45 residential units. There is also the possibility of purchasing a storage room and a parking space in the underground garage. Owners of residential units and apartments in the fourth phase have the privilege of using all the facilities available in the complex, including those built in the previous phases.

At what stage is the realization of the Pine Village project?
I can say with great pleasure that we are satisfied with the pace of implementation of the Pine Village project so far and that the rough construction works are coming to an end.
Installation works are currently underway, and at the same time we are working on landscaping the grounds, with the aim of creating a space that will meet all the needs and expectations of our clients.
We expect the project to be completed by the end of May 2025, and we are proud to say that Pine Village will be the perfect place to live, relax and enjoy.

What are the company`s plans in the coming period? Are you planning projects in some other cities in Montenegro, but also in Serbia and other countries in the region where you are already recognized as a reliable partner to your clients?
- Our team is working hard on developing new projects in Montenegro, and among the first is the development of residential villas and spa resort projects near Tivat.
We are also planning to expand our range of services in the field of real estate, consulting and investments to other areas, among which the prestigious Dubai is in focus. Accordingly, we are proud to announce that our partner Chestetons Global is organizing the Polo in the Park Dubai event in November.
